Property I Viewed Today......
Today I visited a broker open house for a property located
at 1122
Main Street in Hanover and boy is this one a beaut! I stepped in through the
front door and I felt like I walked right into a “Pottery Barn” catalogue. The
homeowner let me know that she bought the property about 10 years when the
owners of the home next door decided to subdivide their property and sell off
the barn and about 1/2 an acre of property. The current owner of this property
transformed the barn into a beautiful house but they managed to keep a lot of
the original charm and detail. The hardwood floors have been restored and they
are fabulous. Rustic is a word that comes to mind to describe the flooring. You can still see the original wood beams run across the
ceiling.
When you walk in through the front door, you enter into a
large, open living room and kitchen. The layout of the living room and kitchen
with a full bathroom on the first level is absolutely perfect for entertaining. I can imagine the new owner throwing a Christmas party in this home and showing of the fabulous features to family and friends. The kitchen is fantastic with white cabinets, black granite counters and high
end stainless steel appliances. There is also a built in desk space in the kitchen which will allow you to easily look up recipes on your computer while you cook or do a multitude of other tasks. This is the type of kitchen that any chef would
be happy in. There is tons of counter space and cabinets and a large pantry
located off the kitchen.
All three bedrooms are located on the second floor with one
bathroom. All of the rooms have skylights which
means that an abundance of light spills into the rooms on sunny days. T he closet space is decent too.
Located off the back of the house are two large decks. You
enter the first floor deck from the kitchen and it is big enough to entertain
on. The deck looks out over a beautifully landscaped garden. The entrance of the second floor deck is through one of the bedrooms. This
makes one of the bedrooms more ideal to being an office unless the occupant of the
room does not mind people passing through to get out onto the deck.
The basement is finished and it currently serves as a family
room/office. There is also a workshop area and laundry area located at the rear.
I was impressed with the additional closet space located in the basement. My
only issue with the basement was that the ceilings were on the low side so may
limit taller, 6ft plus, people walking around comfortably.
My Favorite Features:
- · The original detail that was restored.
- · Copious amounts of outdoor space including 2 decks and a large, landscaped garden.
- · The awesome layout of the kitchen/living room.
- · The cubby style coat closet. It is reminiscent of a kid’s classroom and super cute!
Lease Favorite Features:
- · There is no garage or space to build one.
- · Low ceilings in the basement.
- · Entrance to the second floor deck is through a bedroom.
The price is $399,900. This works out to about $216/sq foot. This is a decent price for Hanover. Definitely not a deal but you are paying for a home that you can literally move right into without having to change anything.
Overall would I live here? Definitely!! I think it is a
beautiful house and I am sure someone will walk in and fall in complete love
the character and charm. The price is spot on for the market.
